Commissioning installation and functional performance testing of 31 existing buildings located across 3 naval stations. Commissioning services included design review, BAS sequences of operations review, submittal reviews, coordination meetings, site visits, witnessing major equipment startup, writing and execution of Pre-Functional and Functional Test reports, back check of testing and balancing (TAB), and tracking of observed deficiencies into project deficiencies log.
Engineering duties included design reviews of each building, equipment submittal reviews, reviews of existing as-built documentation, value engineering, RFI coordination, budget control, and scheduling.
Project scope included site investigations to confirm constructability and conformance of new systems to existing building usage. Issues discovered during site investigations, construction, and acceptance phases were tracked via a single comprehensive issues log, submitted via conceptual energy analyses with recommended design modifications, and reviewed with the project team during weekly project commissioning meetings, and tracked to completion over a 4-year, multi-phase schedule.
Recommended corrective actions were reviewed from a global point of view, comprising of short-term improvements and/or long-term system reconfigurations to the building’s air distribution, equipment components, and building automation sequences. Recommended energy conservation measures were supported with life-cycle cost analyses. Commissioning was confirmed to optimize systems performance, energy efficiency, occupant comfort, & indoor air quality.
